XS Real invites land owners with minimum 4 grounds (if located inside CBD of Chennai) or 2 acres (if located in posh suburbs) to enter into a Joint Venture with us. We have a very good track record in executing Joint Ventures. We have partnered with no less an entity than the GIC RE Group, a sovereign wealth fund entity of the Government of Singapore, for projects which have won wide acclaim for aesthetic design and adherence to all norms.
1. Seismic Protection for every home
Since Chennai's buildings are prone to seismic movements, our rationale is to ensure complete peace of mind to the land owner by providing earthquake protection, in adherence with highest safety standards. Earthquakes occur very rarely, but then, so do accidents! . Yet, we take life insurance policies to safeguard ourselves. Similarly, when you tie-up with XS Real, it is equivalent to insuring your land.
2. Free from Deviations
Joint Venture partners are assured of construction that meets all norms. There will not be any deviation from approved plans. When you enter into a Joint Venture with us, you can rest, assured that everything will be smooth, in the present and the future.
3. Clean Transactions
All land transactions are legitimately documented and paid for, with the approval of all authorities concerned. We never attempt anything which may be construed as illegal. As a responsible corporate citizen, we support proper tax payments,, which in turn contributes to India's growth. We back the 'Say No to Cash in Real Estate Transactions' ideology.
4. Customer Focus
We always keep our word – be it to customers, vendors or Joint Venture partners. Customer support and focus is of primary importance to XS Real. The profit accruing to Joint Venture Partners will be of a higher order as opposed to just the sale of land.
Our Joint Venture Preferences
- Good locality for luxury residential projects. Areas close to essential facilities like shops, schools, colleges and hospitals.
- If it is an unapproved lay out, the document should have been registered before December 1989.
- Clear title is a must.
- In and around Chennai city limits & posh suburbs - say 30 km from Parry's Corner.
- All payment will be through cheque/pay-order/demand draft only.
